Spatial Planning

Spatial planning involves the organization of various land uses and their distribution for human activities and settlements. The firm’s Spatial Planning department specializes in provision of physical planning services that seek to achieve optimal land use, while ensuring the availability of infrastructure and services with the appropriate framework to encourage and support service providers and investors. The spatial planning is also aimed at ensuring optimal and harmonious development.

This department has the necessary technical skills and capacity to provide consultancy services in the preparation of: Integrated Strategic Urban Development Plans, County Spatial Plans, Municipal Spatial Plans, Master Plans, Change of User, land subdivi s ion schemes , County Integrated Development Plans, sectoral plans etc.


A Comprehensive Plan serves as a community’s guide for land use, growth, physical improvement and development. It provides a foundation for decision-making and sets forth a framework for achieving community goals and objectives. To be effective, a comprehensive plan should thus be based on community consensus, community vision, and an understanding of existing conditions and future potentials.

Digital Topographical Mapping/Survey

We undertake topographical survey, Digital Topographical Mapping, cadastral survey and survey of fixed boundaries etc. Generally, this entails identification and mapping of natural features (rivers, v a l l e y s , m o u n t a i n s , h i l l s e t c ), infrastructure and other man-made features and digitizing of the existing cadastral data to prepare a base map which forms the basis for the formulation of the plan proposals. Beaconing, preparation of survey plans, processing of Lease Certificates and title deeds is also undertaken within this department.

Renaissance Planning Ltd has a team of experts registered with Environmental Institute of Kenya (EIK) and NEMA. It is a mandatory procedure under the Environmental Management and Coordination Act (EMCA) 1999 (amended 2015) for developers to compile an Environmental Statement (ES) describing the likely significant effects of developments on the environment and propose mitigation measures.


This enables environmental factors to be given due weight, alongside economic and social factors when development projects are being considered. We undertake Environmental and Social Impact Assessment (ESIA), Strategic Environmental Assessment (SEA), Environmental Impact Assessment (EIA) and Environmental Audit (EA) for our clients - this helps to promote a sustainable pattern of physical development with minimal environmental concerns.
